AirGarage

About AirGarage AirGarage is on a mission to bring real estate online, starting with parking. We replace broken parking machines, fragmented software, and manual, labor-intensive operations with a unified, data-rich operating system for parking real estate. We handle everything it takes to run and optimize a parking asset: payments, dynamic pricing, enforcement, license plate recognition, analytics, and more.By building all of our technology in-house, we are able to deliver a magical experience for drivers while providing real-time visibility and revenue increases of 20-50% or more for real estate owners. That’s why national real‑estate leaders like Hines and Greystar, as well as technology companies like Meta, partner with AirGarage to optimize their parking facilities.AirGarage uses datapoints like real-time occupancy, local events, weather, driver behavior, competitor pricing, and more to bring true intelligence to real estate owners’ assets for the first time. We’re investing aggressively to make the physical world legible to a digital system: cameras, sensors, and software that generate a firehose of real-time data about the world around us. That data fuels models and algorithms that allow us to optimize performance at each property while giving owners the clarity and control they’ve never had before. Before you can optimize an asset, you need to observe it. Before you can observe it, you need to bring it online. We are starting with the $131 billion US parking real estate market because it is one of the most offline and mismanaged commercial real estate asset types. 26% of the land area in the median American urban core is dedicated to parking. We are backed by top tier investors including Headline Growth, Andreessen Horowitz, Floodgate, Founders Fund, Abstract Ventures, and angel investors who have founded or worked at companies like Uber, Opendoor, Flexport, and more. In this role, you will be the owner of operational and financial performance across your city, directly responsible for ensuring our parking facilities run smoothly, look great, and maximize revenue potential. You will be both a builder and an operator, designing repeatable processes, managing third-party vendors, and developing pricing and enforcement strategies that directly impact AirGarage's bottom line.As the primary point of accountability for facility performance, you’ll balance boots-on-the-ground execution with analytical decision-making, moving seamlessly between site visits, vendor negotiations, and revenue optimization models. Your role will require you to be proactive in solving problems before they escalate, resourceful in managing competing priorities, and data-driven in shaping strategy. This is a highly cross-functional role. You’ll partner with Sales, Product, and Partner Success teams to ensure our real estate partners see strong results and our customers enjoy a seamless experience. You’ll also lead our enforcement fleet (Space Force) and work closely with regional leadership to ensure every facility is performing at its peak.Ultimately, you will be responsible for scaling operational excellence in your city: driving efficiency, profitability, and reliability while helping AirGarage expand our footprint and strengthen our reputation as the best operating partner for property owners.WHAT YOU WILL DO 📊Pricing & Revenue Management

Develop, implement, and iterate on dynamic pricing strategies for the cities portfolio.

Continuously evaluate trends and competitor rates to maximize revenue.

Willingness to go out and find revenue opportunities through business development (i.e. walking into local businesses to pitch partnerships)

Monitor event rates at all the locations to ensure we are priced competitively against our competitors.

Operational Execution

Ensure our properties look great and run smoothly through managing partnerships with third party vendors for routine (and not routine) services like cleaning, maintenance, wifi-installation, and more.

Own the physical appearance and day to day operations of all parking facilities in your region.

Proactively identify & resolve issues impacting facility performance.

Manage and coordinate enterprise event rentals and lot closures.

Organize and manage the oversight of event operations .

Enforcement Optimization

Manage the Space Force, our fleet of contract and employee enforcers across the city.

Create and manage the schedule of the part-time Space Force employees.

Grow and develop the part-time Space Force employee program in order to help optimize revenue across our Seattle locations

WHAT YOU NEED 🦚

Have a strong operations background.

Ability to seek out improvement opportunities and create an environment of idea sharing and creative problem solving.

Strong customer service mindset as you will be interacting with our property owners.

Ability to be approachable and facilitate coaching conversations with employees and managers.

Ability to mitigate and lead others to overcome challenges (Never Ever Give Up Attitude).

Ability to encourage open expression of ideas and opinions.

Excellent team building and interpersonal skills.

Ability to work independently and multi-task.

Ability to communicate professionally and effectively with all levels of the organization.

Ability to interpret policies, procedures, and standard business practices.

Demonstrates a sense of urgency and timeliness.

WHY THIS ROLE MAY NOT BE FOR YOU 🚨

You prefer a 9-to-5 rhythm. You own paid media and campaign channels end to end: LinkedIn Ads, paid publications, Google Ads, and structured tests of emerging channels. Your job is to turn paid media into a predictable, scalable source of pipeline for a company selling to commercial real estate owners and leaders. You're inheriting a nascent program where we’ve seen early signs of success, but the engine needs work. We know we're reaching the right accounts, but not enough of the right people are taking action. We’re looking for someone who can close that gap with fast, rigorous experiments on offers, creative, landing pages, and CTAs, and scale what works. This is a build role. You'll work alongside a small marketing team that has spent the last few months building the inbound funnel from scratch. This isn’t an audience whom “direct-to-demo” will work for. You’ll have access to content, tools, and lead magnets CRE execs are actually interested in to build your campaigns on.You'll work with AI tools daily. Part of the mandate is automating the mechanics of campaign management, reporting, and creative iteration so your time goes to judgment, testing strategy, and the next channel worth proving out.
What You Will Do 📊
Own and scale LinkedIn Ads efficiently. Run it as a testing engine: creative, CTAs, offers, and landing page experiences against tightly segmented ICP audiences. Determine how it should play into our ABM motion.Test the viability of new paid channels. Run structured, time-boxed tests on platforms like Meta, ChatGPT, and others. Define the hypothesis and the success and kill criteria up front. Report back clearly on what should earn more investment and what didn't. Maintain and optimize Google Ads. Keep it efficient.Run paid publications and partnerships. Take ownership of our placements with outlets like CRE Daily, The Promote, and Commercial Observer. Manage the relationships, the creative, and the measurement. Scout the next publications and opportunities worth testing.Build the measurement layer. Partner with sales ops and the data team on attribution as we move from first-touch to multi-touch. Make sure every dollar you spend is measured. Own reporting on spend, MQLs, SQLs, and pipeline influence, and be honest about what the data does and doesn't show.Run campaigns as part integrated plays, partnering with our ABM marketer. Paid media at AirGarage runs in tandem with newsletter sponsorships, outbound sequences, and ABM programs pushing the same message. You'll coordinate paid with the rest of the campaign so prospects see one story.Automate the minutiae. Build workflows with AI and tools like n8n so audience syncing, suppression, reporting, and creative production take less of your time each month.Produce your own creative with limited support from an in-house designer. Use templates and AI design tools to create static, video, and gif variations so testing velocity is never gated on design capacity.
Who You Are 🦚

You've run paid B2B ad programs with pipeline accountability. You can walk us through a channel you scaled, the tests that got it there, and the ones that failed.

LinkedIn Campaigns Manager is your second home. You understand how to target with precision, how to run effective tests, and understand how to solve for its attribution quirks.

You're rigorous about testing. You form a hypothesis, isolate a variable, set the success criteria before launch, and kill things that don't work without getting attached.

You're fluent in the full funnel. You care about what happens after the click as much as the click itself, and you can diagnose whether a problem is the audience, the creative, the offer, or the landing page.

You're scrappy. This is a build-it-yourself role at a startup. You can use templates and tools to design your own ads, write your own copy, and build your own campaigns. You'd rather test five rough variations this week than wait two weeks for one polished one.

You're comfortable in the data, can pull metrics yourself, report out on them, and explain the difference between influence and causation.

You use AI tools and want to build workflows with them, not resist them. You think about AI as leverage on your judgment, not a replacement for it.

You're commercially minded. You measure yourself on qualified pipeline and revenue, not impressions.

⭐️ Nice To Have:

Experience marketing to commercial real estate, proptech, or another long-cycle B2B category with a small, high-value buyer universe.

Experience managing paid newsletter and publication partnerships.

Experience running ABM air cover and retargeting programs tied to a sales team's target accounts.

Early experience with ChatGPT ads or other emerging channels

🚨 Why This Role May Not Be for You 🚨
Please review this section before applying. We are sharing this information up front because we don't expect this job to be appealing to everybody and we do not want to waste your time if you are not on board with all of the following. Below are some of the reasons you might not want this job:

You want a strict 9-5. We work long hours at AirGarage, including nights and occasional weekends, because we love what we do.

You don't operate quickly. We work at a fast pace and value iteration and experimentation.

You need a fully built playbook. This is the first performance marketing hire, so you'll be building the testing framework, the reporting, and the channel processes, not inheriting them.

You want to set it and forget it. The channels that work here are the ones that get tested and refined every week. Managing spend without changing anything is not the job.

You're uncomfortable with imperfect data. Our attribution is still maturing, and part of your job is improving it while making decisions with what we have.

You only want to run ads. This role includes managing publication partnerships, coordinating with outbound and ABM, and building reporting. A lot of the job is cross-functional.

You need a large cross-functional team. Marketing at AirGarage is lean, and you'll be the only person dedicated to paid media.

You need a dedicated designer. There is no full-time brand designer on this team. You'll build your own ad creative using Claude Design, templates you work with our in-house designer on, and AI tools for testing video and gif variations. If you can't ship a new ad without a design ticket, you'll be stuck.

IMPORTANT NOTE 🚨AirGarage is a remote-first company, but we also value in-person collaboration to strengthen trust and teamwork. Field Operations Specialist (Seattle and Bellevue, WA)

You will work directly with our VP of Sales to deliver onboarding, training, content, certification and tooling programs that compound rep productivity over time. This is not a content librarian or training coordinator role. While you will own the systems and assets, the broader expectation is to own measurable improvements in ramp time, rep productivity, and sales execution. You will partner closely with Sales Leadership, Revenue Operations, Head of Sales Development, Marketing, and Product to translate sales strategy into the programs, tools, and content that make every rep better. If you want to build enablement programs from the ground up at a scaling sales org - and grow into a senior enablement leader as we scale - this role offers the chance to do exactly that. You will:

Build and run onboarding and ramp programs for new AEs and SDRs

Operationalize sales methodology (MEDDPICC) into the day-to-day workflows of the sales team

Create and maintain sales content: battlecards, talk tracks, objection handling, discovery libraries, ROI tools, and call libraries

Run ongoing training programs tied to specific funnel gaps and business priorities

Partner with Revenue Operations on Gong, sales tools, and AI capabilities that improve seller productivity

Support frontline managers with coaching enablement, training, and program delivery

Build readiness programs for new product launches

Over time, this role will be the foundation of AirGarage's sales execution engine - with real opportunity to grow into a senior enablement leader as the function scales.
What You'll Own 📊
1) New Hire Onboarding & RampRun the onboarding and ramp programs that get every new rep productive faster.

Build and continuously improve AE and SDR onboarding programs with milestone-based certifications

Deliver new hire training across product, pitch, prospecting, discovery, demo, and methodology

Track ramp metrics by cohort and surface what's working and what isn't

Success measured by faster ramp time and stronger early productivity vs. prior cohorts.2) Sales Content & PlaybooksBuild and maintain the content stack that compounds rep productivity.

Work with Product Marketing to create and own battlecards, talk tracks, objection handling, discovery question libraries, messaging, ROI tools, and call libraries

Build playbooks for discovery, multi-threading, competitive selling, and late-stage execution

Maintain a single source of truth for sales content that reps actually use

Surface top-performer behavior from Gong and turn it into team-wide best practice

3) Ongoing Training & Skill DevelopmentRun a calendar of training programs tied to actual business needs.

Identify funnel gaps with RevOps and design targeted training to close them

Run quarterly training calendars covering methodology reinforcement, skill development, and product, pricing, and packaging launches

Deliver training in formats that stick - workshops, role plays, certifications, async modules

Tighten the SDR → AE handoff in partnership with Sales Development leadership

Reinforce training in the field by coaching managers on what to look for in 1:1s and pipeline reviews

Success measured by improvements in the specific funnel metrics each training is designed to move.4) Sales Tools, Gong & AIMake the sales tech stack a force multiplier, not a tax.

Partner with RevOps on Gong, CRM workflows, LMS, and sequencing tools

Build call libraries, scorecards, and Gong workflows that reinforce methodology and best practices

Identify and pilot AI tools - call analysis, deal-risk scoring, automated coaching, generative content - that make every rep meaningfully better

Help administer and roll out new tools with training, certification, and adoption tracking

Track AE utilization of tools

5) Cross-Functional PartnershipAct as a connective layer across GTM.Partner closely with:

VP of Sales on priorities, methodology rollout, and program design

Head of Sales Development on SDR ramp, outbound playbooks, and handoff quality

Revenue Operations on tooling, data, and instrumentation

Marketing on messaging, references, and competitive intelligence

Product on launches, ensuring sellers are certified before go-live

Operations on customer handoffs, post-sale best practices, and using insights from launching and supporting customers to sharpen the sales motion

This role helps ensure GTM work turns into revenue.
WHO YOU ARE: 🦚
Our ideal candidate has:

3-5+ years in sales enablement, sales operations, or sales productivity roles

Hands-on experience building or running an onboarding program at a scaling sales org

Prior selling experience as an AE or SDR

Comfortable creating content from scratch - battlecards, playbooks, training decks, certifications

Familiarity with MEDDPICC or a comparable sales methodology

Working knowledge of Gong, Salesforce, LMS, sequencing tools, and emerging AI capabilities

A self-starter who thrives in ambiguous, fast-moving environments

Strong cross-functional instincts and a desire to grow into a senior enablement leader

🚨 WHY THIS ROLE MAY NOT BE FOR YOU 🚨

You want a head-of-function role with a team and budget on day one

You prefer to set strategy rather than execute on programs hands-on

You expect a fully built playbook, content library, and ramp program to operate from

You are not comfortable with content creation, training delivery, or tool administration

You want to focus exclusively on either AE or SDR enablement, not both

You prefer pure project management over building durable systems

You want to inherit a mature function rather than build the foundationIMPORTANT NOTE 🚨AirGarage is a remote-first company, but we also value in-person collaboration to strengthen trust and teamwork. Team members should expect ~6 weeks of travel per year for:

2–3 full company offsites, “Remote Weeks”

Lending a hand to support one new location launch

In-person onboarding as well as supporting other onboarding sessions for new team members

The rest of the year, team members can work remotely from wherever (US time zones) they’re most comfortable as long as they are performing well in their role. You'll lead our in-house accounting team, modernize our systems and processes, and build the financial foundation that a fast-scaling, capital-intensive, real-world business demands. This is a builder's role, not a maintainer's role. Money moves through our platform every day: collected from drivers, split with property owners, taxed by dozens of jurisdictions. Our accounting has to keep pace with a business that gets more complex every quarter. You'll take us from scrappy to scalable: converting our books to full accrual accounting, leading our migration from QuickBooks to a modern ERP, rebuilding the chart of accounts, tightening the close, and getting us audit-ready.You'll report to our CEO today and to finance leadership as the team grows. This is the cornerstone accounting seat at AirGarage: the person every future finance hire will be glad came before them. If you love the craft of accounting, if clean books, tight controls, and a fast close are things you take genuine pride in, this is a rare chance to build the whole thing your way, at a company where the work actually matters to how the business is run and is critical to the end product delivered to customers.
WHAT YOU WILL DO 📊
Own the books, end to end: Lead the monthly close and continuously shorten it. Own revenue recognition, reconciliations, AP/AR, payroll coordination, and the integrity of every number that rolls up to the P&L, balance sheet, and cash flow statement.Convert us to true accrual accounting: Design and implement proper GAAP revenue recognition for a transactional, multi-location, revenue-share business. Make the accounting reflect economic reality, not just cash movement.Lead the ERP migration: Own our transition from QuickBooks to a modern ERP as your flagship first project: selection, implementation, data migration, integrations with our payments and data infrastructure, and change management with the team.Rebuild the chart of accounts: Rationalize our account structure so that location-level, team-level, and corporate reporting all roll up cleanly and leadership can trust every cut of the data.Connect accounting to our data systems: We have rich, real-time transaction data flowing through our platform and data warehouse. Make our accounting systems and our operational systems agree with each other so there is one source of truth, automated wherever possible.Own indirect tax and compliance: Manage parking taxes, regulatory fees, and multi-jurisdiction sales/use tax compliance across a national footprint of locations. Build the processes that keep us clean as we enter new markets.Get us audit-ready: Establish the controls, documentation, and processes to take AirGarage through its first financial statement audit and make every audit after that boring.Level up the team: Manage, mentor, and develop our in-house accountants. Set the standard for what excellent looks like and build the processes that let a lean team punch above its weight.Partner across the business: Work with Operations, Sales, and Product to make sure the way we bill, collect, split, and report revenue is accurate at the source, not patched up at close.Support financial reporting: Deliver timely, accurate monthly financials and supporting schedules that leadership, the board, and investors can rely on without an asterisk.
WHAT YOU NEED 🦚
Deep technical accounting chops: CPA (or equivalent rigor) with real command of GAAP, especially revenue recognition for transactional or marketplace-style businesses. You know the standards and, more importantly, how to apply them pragmatically. You've done the messy middle before: You've been the senior-most accounting owner (Controller, Assistant Controller, or Director of Accounting) at a venture-backed company as it scaled through rapid growth and you personally did the work, not just supervised it.ERP migration experience: You've led (not observed) a move off QuickBooks onto a modern ERP. You know where these projects go wrong and how to land them on time.Cash-to-accrual conversion experience: You've taken a company's books from cash-basis or hybrid to full accrual and lived to tell the tale.Audit experience: You've prepared a company for and taken it through financial statement audits. Ideally its first one, which is a different animal than its fifth.Systems thinker: You're comfortable working alongside data teams, wielding a data pipeline, and designing processes where the system of record does the work instead of a spreadsheet. You'd rather automate a reconciliation than perform one.Hands-on operator: You'll design the close checklist at 10am and personally clear a gnarly reconciliation at 2pm. A lean team means the Controller still touches the work every day.Complexity is your comfort zone: Multi-location, multi-jurisdiction, revenue-share, or payments-heavy business exposure. If your entire career is clean single-entity SaaS subscription revenue, this business will surprise you daily.Pride in the craft: You genuinely love accounting done right. Your ambition is to be an exceptional Controller and build an exceptional accounting org and you see a growing finance function around you as a feature, not a threat.Bias for action: You move fast, fix root causes instead of symptoms, and know when "80/20 and shipping" beats "perfect and late." Accounting should make the company faster and more confident, never slower.Strongly preferred: Big Four or top regional firm foundation plus startup operating experience (one without the other is a yellow flag), indirect tax / sales tax / regulatory fee experience across many jurisdictions, experience with payment processors and marketplace money movement, and familiarity with modern accounting tools and automation.
🚨 WHY THIS ROLE MAY NOT BE FOR YOU 🚨
Please review this section before applying. We are sharing this information up front because we don't expect this job to be appealing to everybody and we do not want to waste your time if you are not on board with all of the following.Being the Controller at a high growth startup means many different things, but there is one thing above all that it certainly means: the accuracy and integrity of our books are ultimately your responsibility to own. When something doesn't tie out, "that's how the system works" is not an answer; fixing the system is the job. This will be a hard job. We work long hours at AirGarage, including nights and weekends, because we love what we do. We are growing fast but our Finance & Accounting team is lean, so every day you will have new challenges and too much on your plate, but you'll be expected to find a way to deliver anyways.Below are some of the reasons you might not want this job:You want to inherit a finished machine. Our accounting worked for the company we were a year ago. Your job is to rebuild it for the company we're becoming while the monthly close keeps happening. You'll be writing the playbook while running the plays. You're a maintainer, not a builder. If your best work has been keeping an already-excellent process running, this role will be uncomfortable. We need someone who has built the process itself. You don't love complexity. We're a technology company that interacts with the physical world, not a SaaS business with a clean, predictable P&L. Money flows in from drivers, out to property owners, and through dozens of tax jurisdictions across hundreds of locations. That complexity is exactly why this role matters and why it's interesting. You see this seat as a stepping stone to CFO. We're looking for someone who wants to be a world-class Controller and grow with a scaling accounting org, not someone waiting for a different job. As our finance leadership grows around this role, the right person will see that as backup arriving, not competition. You expect to only direct. This is a hands-on role with a small team. If you prefer reviewing work to doing it, this won't feel right. You need everything defined before you act. You'll frequently be the most senior accounting voice in the room. We need someone who notices the gap, proposes the fix, and drives it. We need an order maker, not an order taker.IMPORTANT NOTE 🚨AirGarage is a remote-first company, but we also value in-person collaboration to strengthen trust and teamwork.

Attendance at in-person events throughout the year is expected—if you’re not open to traveling ~6 weeks per year for work, our team won't be a good fit for you.THE UPSIDE 📈

📈 Equity: Have a stake in the business that you’re helping to build and grow.

🌴 Work remotely: Live and work wherever you like! We believe in folks working where they are happiest and most productive. We currently hire teammates that are located anywhere within North America.

🏥 Health insurance: We offer health insurance and currently cover 85% of the cost of medical, dental, and vision plans for the primary employee and 50% of the cost of plans for dependents.

🍼 Parental Leave: We offer 12 weeks of fully paid parental leave to all parents to bond with a newly born, adopted, or fostered child. The 12 weeks can be taken as a continuous leave or intermittently over the first 18 months of the child's life.

💻 Home office setup: Get a laptop + additional equipment needed to set you up for success.

⛺ Time to recharge: We have an unlimited PTO policy with a minimum requirement of 10 days per year.

🤑 401k: Make financial planning right for you with a 401k retirement savings program.

✈️ Team Off-sites: ~2 times per year our team comes together for a full week in places like Tahoe, Charleston, San Diego, Park City, and Austin.

📚 BookGarage: Our team loves to learn and grow together, so join us for our optional recurring book club.

🪴Room to grow: Our team will be orders of magnitude larger within a few years; as a part of our foundational team, you'll have opportunities to grow with us.

🏙️ Transform our cities: The opportunity to change the way that the world thinks about real estate use in our cities.

👐 Work with a diverse team: At AirGarage, we've always been committed to building a thriving team that represents the communities we serve. Our team is currently 40% female and 30%+ from underrepresented communities.

Note: Employment with AirGarage is contingent upon successful completion of a background check and employment verification conducted in compliance with applicable laws. Background checks are completed only after a conditional offer of employment has been made.We understand that there's no such thing as a 'perfect' candidate.
